@William Hochstedler  Orygun and Wash. both passed similar laws in 07 when the foreclosure crisis was starting. 

Thanks @Mark Mosch I have heard multiple times that Loopnet is pretty much a wash when it comes to locating deals, but a good resource to link up with a broker that is familiar with the local market...best of luck on the acquisitions.

@Bri R.and to Jason, if he;s still around.A price set in a ROFR may well be construed as an option, I would not mix the two.A ROFR is pretty much eye wash for a tenant, it is rarely binding as a seller may select the best sale opportunity.

As the cap rate increases,it will wash and eventually you make money.

Some folks mentioned car washes, but I don't know the first thing about running one and would be worried about managing it.  

First thing - ask to make an AC service and change filter and check freon :))) sometimes just washing outside AC bloch will help :))) usually it us cheap solution :))) do not get scared

I chose vinyl over laminate downstairs because I thought vinyl would be more durable because it wouldn't warp with contact to water.But, it seems like I'd need to be more concerned about water upstairs because after people washing, they'd walk from the attached bathrooms to the bedrooms without their feet being completely dry.5) Should I be concerned that the installer couldn't tell me what the AC rating was for the laminate?

Rents will go up and so will taxes so just call it wash.
