Earlier this year, I just purchased my first rental (a duplex) and been running it off a spreadsheet but I'd rather use a dedicated software program to manage it and the others I plan to acquire.

But once I showed him I wanted it to be my future and I was for real, he gave in.The point of me telling you this is not to necessarily defend the seminars across the country, but to tell you from first hand experience it is dedication and persistence AND education that will make people successful in real estate.

You need dedication and persistence.

Are you saying that there are specific groups on BP dedicated to particular geographies, or are you referring to local REIAs?

I quit my job recently in order to move to Dallas and dedicate myself to this full time cuz I know it'll work and start me on my path of being able to invest on my own.

I think I got answers for all of my queries and it is true that it takes a lot of work and dedication to get through the hurt.

That said, I do not plan to use them again because I believe I can achieve a better return and have dedicated the time to do so.  

If you dedicate yourself and create a system, and you stick to it, Craigslist can be a source for your first couple of deals until you can save up for a direct mail campaign.
