The list you're starting with is good, but, I'd possibly think about whats important to uncover and then decide what tool is needed to help you do that. 

I usually spend the first hour with new clients to discuss these questions and help them to uncover and refine their goals.

I did hire an engineer, and now that we are deep into the issue other structural issues have been uncovered, so we are looking at almost double the cost. 

I did a background check and uncovered a crime from 20 years ago, but that he did time 5 years ago due to failure-to-report.

I never did pay much attention to the lyrics of songs, I've always thought that sonic communication is the bomb and that lyrics were for jealous poets that felt left out of an obviously superior form of communication.

I could do that out here but houses in my area are starting around 500k and up in not so nice areas.
