Facebook and google are what we use and it varies based on analytics and cpc Some months Facebook does much better at a much lower number and others it’s google.

Main skill set is analytical ability and negotiating expertise.

As for researched, I have spent time reading blogs, watching YouTube videos (Brain Dean, Neil Patel, and others) and installed Yoast plugin plus Google Analytics.

If the agent you're working with is an investor themselves, that helps.Just keep it methodical and analytical as you move forward, never let your emotions get involved when investing.
