Good luck getting them off, I had to threaten to sue them before I got a credit inquiry removed.When the market tank in 2009, I had to take a mortgage modification.  

If one of you is putting in both more money and more effort, then consider modification.

Are there any modifications to the written lease?

Here's a pre-foreclosure deal I closed two weeks ago (Arizona)...Seller slipped into foreclosure in 2021 - did a loan modification with his lender (big mistake).

The cost range for boilers varies, depend on size of units, any building modification to meet new city requirements, efficiency, etc.

If you are working with a local lender you could even work with them on a loan modification in a few years to bring the rate down when things change.

Another benefit is that local lenders whom you create a relationship with you will often do mortgage modifications.
