Keyword being SECURE and ALL PARTIES...you can get a lender on their portal and a title company on theirs, but there is no one place that everyone accepts as a "hub" to communicate that is not specific to a company.

20 years ago, before the real estate crash, many investors made 100 offers (at prices that matched their target ROI), to maybe get 10 accepted, to end up with 1 after it passed their inspection criteria.You can try any shortcut you want, but most will negatively affect your ROI.

I had one situation where the owner had one lease 4 months longer than the other and she was stuck with ony $700 in rent because we needed to wait out the lease because the tenant would not accept any other option. 

If you have people breaking into other peoples rooms that is a police report and look at who you accept.

So don't ask - just do a National Screen on all applicants from an independent source - and let your minimum credit score criteria be the reason for non-acceptance. 

See which returns you are willing to accept on cashflow, appreciation and depreciation for tax purposes. 

This is an acceptable appraisal approach.Sometimes using simple and common sense is ok way to go.Good luck and don't forget to invite all those who provide an answer to a BBQ ;-)

The only solace was that property manager called and accepted the error at their end.
