The buyer was to fulfill the contract in 2012 but never did.  

I'm thinking from a contract standpoint -- we had an agreement, it was never fulfilled. 

If you take out a loan against a property you will personally sign a note promising to pay back the sum borrowed and there will be a mortgage or deed in trust representing the lien against the property if you do not fulfill your promise.

However, my self taught crash course has led to some very fulfilling opportunities for me.

Housing discrimination furthers societal discrimination, would things be easier for some parties (landlords) if they could discriminated against people at will?

I will need to verify this, but to my knowledge, most owner occupied mortgages are considered fulfilled after 1 year (meaning you have to live there at least one year).

Look for the good signs such as they ask you if you can hold the property for another month because they have to fulfill their current lease.
