Exercise your financial discipline.

If we agree on a sells price of 300k and you owe 250k, when I exercise my option I owe you 300k minus my deposit.However, if I word the contract in the same scenario, 300k purchase but you owe 250k at time of signing this way:  “seller to pay buyer 50k plus payoff of mortgage” do you see what happens?  

With an L/O, you're not the owner, just a renter, but you find sub-tenants to lease from you and their payments cover your rent and helps you save up money to someday exercise your option and buy the property. 

Exercise utmost care as one Covid sick person can infect the entire neighborhood and landlord.

Not needed to exercise it so not sure about that end.

This is a great exercise. 

I'm not in love with the idea of offering on this property but finding out how much the needed repairs would cost and seeing if an offer could be formulated based on the ARV and the needed repairs would at least be a good exercise for me.

Then when your old property closes you can exercise the option to finish your 1031.The more conventional (but expensive) method would be to do a reverse exchange.
