Granite vs current tiles - tenant preference / ROI

Hi All,

I wanted to know what is good strategy in this case. I have a condo in Orange County that has tiles on kitchen countertop. It will go well for few more years like 10 yrs.

I am getting the cabinets painted. Do you think we change to granite as well?

Pros:

1. I guess I could get 200 more if counter tops are granite and appliances are stainless steel. Am I right?

2. It will go early because majority of condos I see have this. So I could get 2 weeks rent extra.

3. Better tenant.

4. Once done will be good for 20 yrs so I will get returns in long run.

Cons:

1. I need to spend 6-8k for granite plus appliances.

2. Currently it is busy for contractors. So it would be hard to get folks working plus more expensive.

I welcome your thoughts. Thank you in advance.

Modern kitchen will attract tenants. In northern CA the prospective tenants want a perfect home for their use. In our area finding qualified tenant who will pay full rent is not easy anymore. Try to pick a candidate who has a perfect credit reference (hard) and a good job. Contractors are all available as most have not worked like every one in construction industry.  Exercise utmost care as one Covid sick person can infect the entire neighborhood and landlord.
