I’m still trying to digest it along with all the other reading I’ve been crunching on the last 5 months.

People closed sales on properties where the appraisal was short and they made the difference in cash which became the tract new high normal price (inflated).People scrambled to refinance to 2.75 with online call center lenders often the work all done overseas and sloppy. 6 million people got forbearance, then a modification with big lump sum added on to the loan.

Appreciate your insight.In my area the 80’s were maybe the worst period for construction: whole neighborhoods of tract shacks were slapped together as quickly as possible here during that time to meet demand.

It took months of rewriting the content to make it as simple and digestible as possible, so I appreciate when I hear that kind of feedback.

@Harpreet Singh how would you rate the 'Spice Tract' as an area for an investment?

I started recently thinking about buying another property(s) and stumbled onto BP and I've been voraciously digesting both the podcasts and forums as well I am in the middle of reading Long Distance Real Estate Investing by @David Greene.

My buildings are tract buildings on a street with only tract buildings, and all units are 1B/1B.

I purchased his book (Jason Drees), consumed it within a day through audible...then immediately went to reading it a second time to make sure I am actually digesting the material. 

time will tell on the market.and my buddy has the wherewithal to pull this off.. he owns a nice 10 acre tract in PDX were he is planning on putting  a few hundred of them and leasing the ground..
