I had arranged everything with the title Company doing the closing however they did not follow the process (that they acknowledge in writing) to get the funds from the 1031 intermediary.

I didn't advise it, simply acknowledged their situation.I gave my opinion since property is negative cashflow that DIY would save money. 

@Shane R Williamson, I appreciate you at least acknowledging that this is an impossible question.  

I am also very honest with them and I tell them as they get farther and farther behind market rent with the rate they are paying when I do have to raise it a bunch, like say $200/mo to stay at least within eyesight of market rent, I acknowledge that they likely experience "sticker shock" and their first inclination is to say "hell no"/deny it, and want to move out. 

Eat ramen and bunk with parents or friends for a year to save $3K a month instead of breaking even every month, etc.While I can and do acknowledge inflation as a major issue, especially in the COVID era, there are ways to continue moving upward and being successful for those who go and get it, and don't settle.

And, until the landlord has signed the lease - acknowledging and accepting the tenant's acceptance of all terms and conditions - the landlord is not legally or morally obligated to renew.  

@Mark Pedroza He would have access to CAR forms to do the assignment, which the seller would sign to acknowledge, but I'm pretty sure he is talking about the Assignment Agreement, which is the side agreement that memorializes terms between the assignor (wholesaler) and the assignee (end buyer).

We also provide life jackets.Our Vrbo agreement says they must wear provided life jackets and they have to digitally acknowledge this when they book.We also say they must bring their own correct fitting life jackets for toddlers and babies.

I include a statement in the lease that "Landlord acknowledges X amount of money previously received toward the total security deposit.
