Without that, there is no legally binding, enforceable contract.Assuming you do have a written contract, it should say in the contract how long you have for inspections and what rights you have with respect to entering/inspecting the property.

Here are some of the numbers we were thinking about when considering this property.I don't have a lot of experience estimating construction costs, but it seems like what would be the most worthwhile for this property would be to rebuild into a SFH or a duplex the size and style of the neighboring properties which are estimated on redfin at $667K to $700K (those are 3br/2.5ba and 4br/2.5ba respectively).

Neither is innocent and I’ve told them both multiple times that they need to act like adults and be respectful of the other (music and noise to a minimum during the day and nothing at night as stated in the leases.)
