One thing I loved to see was when applicants wiped their feet when coming in (I provide floor mats for my unit to help maintain the new flooring during the touch-up phase, and then I leave them for the tenants).

With the 3 foot deep roots the zoysia grass stays green in the summer & it makes a thick mat for choking out weeds.

But unlike a previous poster who believes people like me only prey on feeble, financially strapped, elderly people, my deals are typically with people who want to sell for reasons other than money.

-Post flyers/ads in the local bulletin boards around the neighborhood convenience store, grocery store, gas station, laundry mat...etc.  

Consider a new amenity for your rentals.......a backyard kennel, doggie playground, big bone door mats, doggies doors and walk in tubs with leash attachments!

Will put in grass erosion mats over the grass seed tomorrow. 

First, the tenant had an office chair that he did not use a mat with (even though we had a lengthy discussion regarding the carpet before he moved in and using a mat specifically) which created a worn ring in the master bedroom as pictured.  

But most dont, especially at the lower price points where buyers are cash strapped.

@Ingrid J. thank you .. to answer your question about construction codes .. for the most part you dont have to know every code thats what you hire a contractor for .. construction codes are what the state or county ( that you are doing rehabs in ) deems the minimum requirements in the building or rehab .. ie .. in Florida when we redo a roof we are required to bring it up to and current standards ( code ) like hurricane straps on the trusses to the walls and straps from the walls to the foundation .. if i am rehabbing a house that was built before they required those hurricane straps then when i pull a permit to put a new roof on then the enforcment officer is going to check to make sure i installed them before signing off on my completed permits ..
