How to market a house in a small market?

I have an upscale house in a small town of around 4k. I lived there with my wife and children. The house is only 4 years old. The home is on top of the mountain and has a great view. I got relocated sometime back and now I need to sell. I can owner carry or lease option the place, but the way it looks my buyer will come from another area. Listed below is what I have already done inorder to market the house.
1. Add in local paper
2. Add on cregslist
3. add on postlets.com
4.sign in front of the house
5.pointer signs
6.flat fee listing on the mls, with the realtor getting 20% of the down payment if I finance their buyer or 3% if they bring me a cash buyer.
7. Home made owner financing signs around town.

Any other ways to market this home?
