While the 4.9% Cap Rate may not be high, it may be fitting for the risk/area.

If you prefer more stability and not needing to make money, the northside areas could be a better fit.

Downside is HOA fees can increase at anytime or rules put in place you might object to or that don't fit your strategy.

@Nicholas L.I am familiar with them but have not reviewed the offering to consider investing as it didn’t fit my criteria.

So far, we have passed on the opportunities, because at that time it's not been a good fit for our company.

I know about Pace and Ryan Pineda, but don’t think those are the best fit for me at this time.PS- Youtube and BP has become my best friend, I have gone through the 7-day WREIN masterclass, I’m reading books, so I am knowledgeable in many areas, but trying to put all the pieces together is where I’m at.
