So for example, according to Google, a dishwasher has a lifespan of about 10 years, a garbage disposal is about 8 years, and an air conditioner is about 12 years.Sticking with the dishwasher example from above, at my local big box store, the mid range model of dishwasher is about $600 dollars.

House value is about $150000 and mortgage is for $140000, doubt a investor would take it off my hands for $140000 but that’s why I’m asking.I had a leak detection company into detect if it was aunder the slab pipe leaking but they did not find anything, I do not know if it’s flashing around the chimney or the fact that there are no gutters causing water to come in behind siding or flood over the foundation.The dishwasher was leaking a ton of water so it could just be that not sure tho.My question is, is there a way to walk away from the house without having to ruin my credit I have an excellent credit score, I don’t know if an investor will be able to take it off my hands or is there a way to give it back to the mortgage company without destroying credit?

It can be exciting to want to go all in on a larger building, but there's A LOT about home maintenance I'm glad I learned at a small scale, especially as soon as I moved in there were plumbing issues, dishwasher issue, the blower motor in the units went out as well amounting to about $1,200 in costs in the first 6 months.

Includes microwave over the range, dishwasher, front loader stackable washer and dryers in unit.Figured $1,000 a month to cover property taxes, reserves for minor repairs, ex. 1% rule doesn’t really exist in Phoenix, and with such great appreciation and massive tax write offs, doesn’t seem like a bad deal.
