I would argue men's ability to absorb risk is actually why you see more male investors and younger male investors than you see female investors... so I don't ascribe to not entering because there could be an element of risk.

They are often solo females who won't rent in an area that doesn't feel safe.

It's in need of renovations and in typical female fashion I could easily go overboard with it.
