Rehabbing an investment property in Fredericksburg, VA

I purchased this home in 2005 and it's been a rental property since 2007. It's in need of renovations and in typical female fashion I could easily go overboard with it. How do you determine what it right for the area and rental market? I am the type of person that feels strongly that this is a long term investment and I want the renovations to be quality, timeless, and be a great value. Oh and I am a really intimidated by the idea of finding a reliable and TRUSTWORTHY contractor.

Where about in Frederickburg?

The size and location of the home will dictate the level of upgrades, for this area.

Generally speaking new flooring, designer paint job, and new applicants is all you needs, with a bit of landscaping and staging.
