Kudos for thinking out of the box, but be sure you have exhausted the off-the-rack possibilities.

So if by an off chance i had a tenant that claimed they had a black mold problem that hopitalized the tenant racking up medical bills and rehab costs, then i imagine the insurance company could deny the claim as it is 'enviornmental' leaving the liability up to whomever owns the property....If it was in my personal name then all my personal assets could be locked up in litigation.

I would make sure to build a 6' wooden privacy fence, so that any traffic down that street can't be seen.

I would-be tempted to provide a wooden chopping block for the first tenant at least.

Get a few dead presidents stashed away.Also if you are planning on racking up some school debt, learn about Coverdell tax free accounts. 

As George said  buy a used car/truck that is dependable and do not rack up credit card debt.

Pictures show that most of the windows are old wooden ones, is it a heritage building?
