Hi J - i agree with Account Closed that Calgary and Alberta is not likely at the Bottom yet, so you may want to hold off or be very sharp on your Negotiations to be 20% lower than offered - find a good Agent.Second - with the low rates for borrowing, if you are serious about this Road Traveled, you may want to utilize the $$ borrowed and not tie up your Cash in paying down FAST...you are young and leverage of borrowing is a big component.Last - you are discussing Condos...these are traditionally not the best bang for your buck.

@Ky Sharp, assuming your friend is in CA, those annual state LLC fees of $800 or so are also very nasty for the IRA/LLC.

You could see a 10% drop the week after you invest.I will say that Praxis has a fund that is like what I am looking for, but I already invested in it, and am trying not to put two eggs in any one basket at this time.I know Praxis of course and have invested with them personally as well.. and I know Iron Bridge both well run companies with very sharp people at the helm..
