Hello, complete newbie here. Las Vegas

Hello all!

I happened to have stumbled upon BiggerPockets watching some YouTube videos and chit chatting with some friends that are also into rental real estate. Kind of curious. I bought my property i live in with my wife in 2019, since the market has gone up so much in Las Vegas, i figured we cash refi and take advantage of it for a rental property. Out of curiosity -- is there anyone else in Las Vegas that has been doing the same? I have an estimate of how much i can pull out, but enough for a down on a 250-300k home/condo. Are condo's a good investment? Any info helps! :)

Hello,

I just joined too and am curious about investing.  My husband and I have a moderate equity on our home.  I am wondering if we could downsize, sell and invest the balance?
