Once one of you is a civilian with income high enough to make it relevant (that statement I just made is PROBABLY true, for MOST people), you can actually smoosh whatever remaining VA entitlement is remaining between the two of you in order to bump up what you'd normally be able to get with a VA loan, in terms of purchase price, without putting anything down.

prepagent.com is a good website also prep agent on YouTube is a good study guide to learn off of some of the videos are goofy/funny but I think that helps it stick to your memory.

Have a repair list with pictures - If you are truly gonna tell me what you think the repairs are going to cost you should have a list of repairs with some pictures and/or video showing the conditions of the property.

The advantages of my online course were: awesome test prep at the end of each lesson, audio of the entire course in lessons, videos with stories for lessons learned, and many tools that I use today for marketing and such.
