My goal for the building is to turn put Gambling machines, ice cream and pizza place (bringing back a dead mans legacy of our towns most unique pizza in his very own building).  

Counting on house value appreciation is a gamble, but as long as you know/can accept that risk then by all means go for it.

So, these large national brands are in a race to offer the best prices, which they do by hiring off-shore workers and cutting corners wherever they can, but still make a profit.Hopefully, you can carve out a niche for company with clients that appreciate service above price.
