I tried searching for official statistics but couldn't find anything.I told the caller that each applicant would have to be on the lease, each would have to qualify with good credit and references, and each would be jointly and severally liable for rent, should 3 of the tenants move out.

This search will provide a lot of documents relating to the property you're looking at including deeds, deed transfers, liens, release of liens, and other official documents.Keep in mind that this process may not disclose all liens.

I could sell these as "turn-key" and provide official appraisals to prove the "equity" that is there, but I know deep-down inside that those appraisals came back very generous.
