Regarding the coverages within the policy, at a minimum, rental properties should have three coverages: General Liability CoverageBuilding Coverage Loss of Rents / Business Income CoverageGeneral Liability Coverage - covers against lawsuits claiming you are responsible for Bodily Injury and/or Property Damage.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

If a tenant gets injured on your property and sues, you better believe that the attorneys will be sending someone to take photos, inspect conditions and take measurements of the area the person claimed injury.

A new front door is needed as well but it has either been too cold to attempt replacing or too wet.A few other small odd items) At this point I'm getting nervous that my tenant will fake an injury because these jobs haven't been completed and sue me.
