There is an immense amount of information on this forum and in the podcasts about buy-and-hold RE investing and also flipping.  

Nothing can replace putting your own boots on the ground, but their local knowledge will help you immensely.   

I learned not to under estimate the immense resource we have here at BiggerPockets.
