In Florida, some local ordinances limit the number of occupants in a rental home based on the number of rooms.

We built the bosses sister a 3500 square foot home. 4 bedroom, 2 1/2 baths, cavernous kitchen/dining/living room with 25' cathedral ceiling, massive laundry room, massive entry, office, gym, multiple pantries and closets, 2 car garage with 2nd floor game room.  

I found a big 2200 SF+ split level house with two kitchens, two living rooms, and two entrances that would be 'effectively equivalent' to what we have now in a condo with a noisy family directly above us (that likely to hears our TV and bits of our conversations).

Due to high costs in San Diego, I would likely have about $2500-$3k month negative cash flow even with renting out the rooms/house.

I think prices have room to run but everything is local.

Specifically, the law requires the seller to provide information regarding all room additions, structural modifications, alterations, or repairs made to the property since obtaining title if they were performed by a contractor.

I am renting a room and leaving in the property for 18 month after that I am going to rent the property.
