EST and Central time zones leave you with a huge swath of the country, with a very wide variety of cultures and climates.+1 for Richmond VA!

IN fact most of the time landlords are better going this route than bothering with the eviction process all together due to current back logs and climate. 

I see 1031 and OZ activity spilling so hard into new projects I can’t help but feel it’s more money chasing fewer opportunities and possibly creating a supply bubble over a mid-term time scale of 3-5yrs.I’ve ridden the “equity wave” with SFR and see at least a mid-term top this year...or at least I’m not a buyer in this climate and partially a seller.  

How would you recommend finding a "deal" in the current climate of the housing market?

And that is EXACTLY what we did.. idiots would include their mail we would figure it out contact them threaten them and made them clean it up.. now that was in the 80s and 90s  might not work with the current climate but that is what we did and what I would do and at the worse i would hire someone to pick it all up and dump it at their address .. you know return their stuff.. !!! 

In the current climate i would be very interested in a policy that would cover some of that.

We are a humid climate.

Two contingencies, first being given the hot market I am in no rush into buying(nor should anyone ever be in any market climate) but I really want to take my time and build rapport with my future team.
