Now a days in our market here for new construction they got away from draining to the street. ( save the Salmon) and so now we have to do on site containment.. this includes gutters to the downspouts that then tie into a line that takes the water to either an above ground rain garden. ( IE concrete box with plants that thrive in the wet. ) or like in my project in Canby OR to the back yard were we have to dig a little mini drain field like you would a septic system.. so water all drains from the roof to this little drain field in the back yard..

There was no heat source in the front unit so that has to be fixed to even get funding, and the mini split they installed in the back doesn't have enough power to turn on and test.

ONLY rents to women fenced with razor wire and 24 hour security NO MEN are allowed on the property no baby daddys nothing.. and that one perks along I was stunned when they showed it to me.. like a little mini prison.

In them back of my mind, I am toying with buying yet another business, and I really want to have my "mini empire"" back -- but it's cash intensive, and would take 70% of my net-worth risked, and ROI wouldn't be that great- not to mention I'm back to 60-70 hour weeks, plus having lots of employees (I came to dread that towards the end).

It needs a roof replacement, electrical work, potential addition of mini-split AC units, and windows are OK but could use update.I understand there is the 26% federal tax credit for solar installations.

These prices also include all finishes and appliances (cabinets, vanity, shower enclosure, stove, hood, fridge, W&D, mini-split, tankless hot water heater, etc.), basically providing a rent-ready space.

Depending on the layout and the size of units you may be able to add just one furnace, do one mini-split etc.
