I'm not trying to impugn the reputation of the folks you're looking at, but there are way too many red-flags for my comfort.That being said, I had occasion to rent to my daughter's preschool teachers family.  

I do envision the possibility of having more than one property on occasion.

You realize that in rare occasions a party with interest in the title may be able to successfully sue you for any or part of the rents you may have collected on the property.6. you have the patience to wait what will probably be years (sometimes many) for what may be  huge profits.

So I live in Indiana and I do look for investment properties in Indianapolis on occasion but I do like to warn people about simply picking an area.
