I focus on more urban areas in Northern NJ, specifically Elizabeth and some surrounding areas.

@Elizabeth Moore, it's getting harder and harder to reach the 1% rule unless @Al Pereira can find a great wholesaler who is out there finding those deals.

I looked at your page I lived in Nutley for a few years now living In Elizabeth.

To piggyback on what Elizabeth Colegrove said, if you do decide to buy as a personal residence with the idea of renting later (which I think is a good idea), you need to buy the house initially as a rental otherwise it may not be a good rental later.
