Buying an investment property

When buying an investment property is it better to deal directly with the selling agent yourself and ask the selling agent to forgo some of his commission to get the selling price down ?

or

Should I always use a an agent to buy and deal with the selling agent for me ?

Unless you are very seasoned and can cover all your basis,,, would def suggest using your own "vetted" agent versed, with a proven track record. Ask then to show you their last few investment deals and all their opinion from start to finish about the deal. Feel them out and get a solid idea of their true depth of evaluative expertise. Then,,,, all if these were repeat clients and if they would mind you contacting them as a reference. 

Imma "show me" kinda guy.... Lots of folks talk it.... And have a gift for the gab,,,, but when they are trying to BS you to make themselves sound like they walk on water,,, politely hitting them with interview/evaluative questions which requires then to offer up some solid provable data, etc... That's what separates the BS'ers from the true performers.
