In the end, I had to contract out the rough plumbing, hanging doors, as well as the drywall mudding and taping.

Tenants want utility/mud room on concrete floor water tight.

Now there is mud between the 2 pipes which makes removing it very heavy .

I understand managing the tenants may be a headache, but I am confident the information i've been consuming here on the site, from the book (on managing rental property) and the bp podcast that i along with my "core 4" should be able to tackle most if not all issues in regards to undesirable tenants.

i would not recommend sanding, messy, dusty, and some earlier materials have asbestos , skimming with drywall mud is a better option, then leave smooth or retexture

Check on the status of the capital markets because a wild and sudden swing in interest rates or a freezing of lending could make your acquisition either undesirable or impossible. 

There are lots of affordable properties in Flint and Burton but their schools are undesirable and the value of the homes seems stagnant.
