Where in Michigan do you buy rental properties?

I just moved to Genesee county, MI last year! I'm having a difficult time choosing an area to purchase my first rental home at. There are lots of affordable properties in Flint and Burton but their schools are undesirable and the value of the homes seems stagnant. Areas with good schools are pricier and it seems that people tend to own there more than rent. I am not sure where to start out. I would like something not too far away as this is my first rental property. I'm looking to buy a modest 3 bedroom 2 bathroom home. Any ideas, or sharing your personal experience, or strategy would be much appreciated! Thank you!
