I figured tourist/consumer type stores downstairs and offices upstairs.I think I have enough cash lined up for a down payment on the project, but I need to research this through, where do you folks suggest I look?

I have had tremendous success in turning cash flow negative apartments into cash cows in similar circumstances.I would recommend checking out www.airdna.co to get a quick feel for what you could expect... and don't discount the fact that perhaps you may feel the property isn't close to anything tourist wise...
