That being said, I am struggling to find a lender that has worked on this before.

It's easier to get contractor maintenance and rehab attention with scale (and less expensive)...and a big struggle without it. 

The things that I am struggling with are going to grad school and getting an MBA, turning professional and trying to make it to the PGA Tour, or giving up my last two years and starting my career in real estate.

You have to read about others' stories and how they survived during periods of struggle or epic failure. 

Many of them have struggles managing more than 1 team of property managers, contractors, etc., but their deal flow is much more consistent. 

Our preference is single family homes for long term rental purposes and we have been trying to find properties that might cashflow 8-9% cash on cash return, but I am struggling to find anything on my own that meets that criteria (we are open to any markets, but are prioritizing landlord friendly markets).  

It's been a struggle keeping our 2 & 4 year olds out of his workspace.

Then the more they learn and struggle the less shiny it gets, until all of a sudden they see something shinier and more unknown and they jump to that. 

*Whew* It was a long and hard struggle, especially passing inspections, but I've made it through the mud.

Walk a bunch of properties, stick to your numbers, and embrace the struggle because it's going to be real.
