Thanks for keeping me honest and reminding me not to fall in love with a deal though.

Most of my units are multifamily, so a quick talk with the neighbors usually leaves me with an answer to if they moved out or not.If it appears that they have abandoned the property then I begin reminding them about the clause in the lease that states that they are considered to abandon the property I will reposes it after 5 days.  

I was wondering if anyone knows a company that will receive the bills, email the tenants what their portion is, pay the bill for me and collect the payment from the tenants, complete with sending reminders, charging late fees, etc. 

Actually, we got more than our monies worth because it went over schedule by 2 hours ...Ok, that part wasn't the coolest, at least not to my dog who had his legs crossed by the time we got home :P I agree with @Luc Boiron and @Larry Smet's points, and if I may add, some parts of it vaguely reminded me of 'that time in Mexico' when I got nabbed by timeshare sharks lol Sharks and such aside, it was an incredibly informative and motivating event - and yes per @Michael Ramzy, lots and tons of note taking!! 

In either case, great reminder to maintain an attitude of gratefulness for them helping in this way - they've done similar things for my older brothers too so it's obvious they love us and want to leave us with a lasting legacy.

Parts of this neighborhood reminded me of the North side in Richmond Va where i am from.  5 The wedge and area 2 - have not had the chance to survey yet.I know a few drive bys are not enough to be able to understand the lay of the land so i may be totally of base; which is why i would love to hear from folks that are more seasoned Hope to get a good conversation going.thanks,satha

I have asked the tenant about other people living there and reminded her that any additional adults living there would cause an additional $150/month in rent.

What we do is document all of those activities in our pipe drive system so it notifies us with reminders to follow up.

Without them getting timely in their face reminders they may discover you aren't checking and then intentionally be slower and slower.
