Seems as though once you decide to look further into the rental property, real numbers directly related to that particular property should be used.If I am receiving $1,400/month in rent and I have to put aside $700/month for expenses that is $8,400 per year or $42,000 every 5 years or $84,000 every 10 years.Uhh, that seems high to me for a 2007 property, where the tenants pay all the utilities, tenant supplies their own refrigerator/washer & dryer, roof has to be replaced every 20 years,with a brick exterior (duplex does not have to be painted).Again I am new to being a landlord, but I have estimated putting $300/month aside for expenses in this particular rental property which is $3,600/year or $18,000 for 5 years.

Last serviced in May 2015, refrigerant fully charged then.I looked up the inspection report I did eight months ago when I bought the unit, and inspector noted the temperature difference is 16 degrees and unit is operating as expected.I called up the AC company who service all my units and they said about 18-22 degree difference is what should be expected on a brand new system, and the efficiency drops as the system gets older and the coils get dirty, or there is a leak in the refrigerant line.
