Listen to everything he says.Oh, and price in plane tickets and hotel stays for wherever you want to invest - you'll want to know that market backwards and forwards, just like as if you were going to live there. 

Real estate can be a block-by-block world and trusted boots on the ground can save you the cost of a plane ticket to view the wrong property.Start with the world(s) you know and if deals to vet are sparse/non-existent revisit and expand outward.

Why deal with taking time off work, hopping on a plane, and rarely seeing the property when you can do it right here in your own backyard?

It never ceases to amaze me how many people will spend $40,000 on a property but won't spend the extra $1,000 on a plane ticket to come see it with their own eyes before they make the purchase.It's important to remember that Detroit is not like most other markets.

Keep in mind that there has been and will always be doubters, we all know that the first plane ever built and ran successfully was shot down as a foolish idea and thought to never have a chance in this lifetime of existing or working, so imagine of Orville and Wilbur Wright actually took that negative energy and allowed it to consume their dream of flying.  

I'm lucky to have made some good money at my last startup, so I'm hoping to parlay that into a real estate business and avoid the city lifestyle.When I'm not working, I enjoy riding my horse, flying planes and working on my house.

Mainly transportation.We've got a deep water sea port, multiple interstate freeways, rail lines, and an airport that will take an USAF C-5 Galaxy heavy lift transport plane.  

You said you only pay tax and insurance, and the rest is cash flow to you. normally when someone gives money to an investment they make money too, and I don't think I saw anything about that in this thread.If they financed you free, I am on a plane out there to put in the 7 months proving myself that you did.
