@Kate Lee Every state is different so I don’t know how it works in TX, but here in CO the agent/client relationship goes like this: unless there is an agency agreement in place you are a technically a customer and we’re not supposed to advise you or advocate on your behalf.

Experience is less relevant if you're using bridge financing, but the agencies generally like to see that you've been a sponsor on at least one (1) previous agency loan.
