I've so often heard for decades that a mature ornamental and/or fruit tree - especially for instance, the Canary Island Date Palm in this area (Socal) - easily adds 25k-50k to residential, commercial, or even undeveloped land.

Rently just added facial recognition where renters have to take a "selfie" and someone in their office makes sure it matches the ID, No problems with self showing yet, did have a lady leave a banana peel in the trash and had to kill some fruit flys, last week haha but thats about it so far.
