The exam in my opinion is not hard but they do use trickery in the wording so don't rush through it and pay attention to what you're reading.End of the day, the licensing courses teach you next to nothing about being a Realtor...they barely teach you how to stay out of legal trouble.

You really need to examine each deal in the context of your life and financial position and make decisions from there.

This isn't a "one year" examination we are doing. 

-investigating MF 5-10 units are much more difficult, things like HVAC,tenant quality all needs to be examined well.
