Appreciation is also considered icing on the cake around here, and cashflow is considered the holy grail of wealth (according to Rich Dad, Poor Dad, at least).

In my mind, that's just icing on the cake.

We put out different types of baked goods, a cake, cookies, etc.I know some people don't drink or only like certain types of wines so I don't leave a bottle of wine.

. ;) We provide something sweet from a local German Bakery.We just bought a cake that costs 45.00Little on the high side but we get a lot for our lake house and we charge more on the cleaning fee than our cleaners charge us. 

It's not the cake walk that I thought it would be and there is value in having a broker/lender deal with a lot of the back office stuff. 

I am into return on investment, forgoing some positive cash flow for the appreciation piece that in many areas is icing on the cake, but in Austin, the way the economy is set up here, has shown 40 years of consistent appreciation and I don't see that changing. 

Then, if you decide you want to MTR or STR, the potential extra income is icing on the cake.
