I think if you share more you will get better answers to align to your personal goals. 

The point here is that unless you are aligned, unless your mind, heart, beliefs, and feelings are right, then taking “Massive Action” is really a bad idea.  

The way they lend typically doe not align with TRID.  

West coat marketing agents aligning with local rehab flippers . their fee's to sell this out of state property is quite a bit higher on a sub 100k deal.. they also do all the landholding that beginner buyers need/expect. 

@Huiping ShengAshish is correct.Self-directing a HSA has many problems, including limited funding and a potential need for liquidity that may not align with alternative assets.Partnering into a LLC any two different retirement accounts, whether IRA/HSA, Traditional/Roth, Husband/Wife, etc. is {technically} possible and offered by some providers, but it creates a logistical nightmare for several reasons, including the need to create a partnership tax return, limits on adding new funds, complications distributing funds, and a need to always keep the fractional ownership identical to the initial percentages.

Working with a broker who aligns with your values and beliefs will ultimately feel more natural than working with one who does not. 

We also timed debt markets well - sometimes the stars align - where experience and preparation meet with taking action.
