The value of your properties will depend on traffic counts, quality of the area, parcel size, age of the building and last re-imaging on the outside and inside that was completed, store sales versus the lease amount ( typically we like to see no more than 8 to 10 percent of gross sales for the lease amount), any early termination clauses or other adverse non customary terms, type of tenants that are there, years left in the primary rent term and annual rent bumps per year, whether rents stay flat or increase in the option periods and by how much?
