Our investing strategy is simple 

1. Buy the right properties 

2. Use creative financing as much as possible. 

3. Only purchase properties with value-added opportunities.

and my bonus tip would be to make sure that the properties cash-flow upon purchase, missing this could cause you some pain.

DON'T OVERCOMPLICATE THE BASICS

I know there are caveats to each one of these but most investors never start because they overcomplicate the process.

    @Logan M. great approach there.  Cannot emphasize enough the "positive cashflow from day one" concept.  Sooo many agents will talk about increasing rents 20,30,40%+ on multifamily.  What they dont mention is this is a process, and it often takes time.  Whether it be major renovations (that almost always go above budget due to unknowns) or tenant-tolerance to the rate increase, it doesnt happen overnight.  Plus, with the larger rent increases, expect this to have an adverse effect on occupancy (longer term tenants could move out).  So even though rents are increasing, your vacancies also increase, resulting in a watered down growth in gross rent.
