With all parties looking at paying legal fees, you may have a better chance of getting a settlement or a court order that compels the sub to sign a release of lien and resolve the dispute between the contractors.Getting a lien removed can be very costly and you may end up paying all those legal fees, plus the cost of the lien.

My very first deal, I net $25,000 plus at settlement, and I didn't put one cent of equity into the deal.Thing is, it became harder and harder for me to find deals with that much fat in them, and when I started assigning a dollar value to my time (and paying the IRS their cut), I realized that the money wasn't as good as it looked.Now I see the value in long term holds, and that is my new goal.

In any case, be prepared for a long legal process if you decide to go after them in court.A better path may be to first education yourself about what you could do to them financially in court and then propose a settlement.
