Second, the brokers who perform these are often brokers with a lot of time on their hands, so the pool of brokers are the LEAST successful and newest brokersThird, the brokers are not educated in the proper METHODOLOGY to perform a valuation.Look, if you as a broker run some comps where the subject property is a SFR in a “cookie cutter” subdivision and the subjects age, style, amenities, condition, are similar to the comps being used, you’ve got a fair shot at a pretty accurate valuation.  

One said I can go direct to the underwriter to get a deal from them regarding the mortgage, since the servicer will not negotiate the payoff (150k+ interest and fees alone) and I don't have the note holders consent to do a proper Subject To deal.

@Haiden WelchThis post is not going to be what you want to hear but in order to do a syndication properly you need to have experience and moneyIf you don’t believe me check out what is going on in BP on a Norada, Ashcroft, AHP, ODC, Kawaka, and Google Applesway and Tides…To start it will cost you $10k to setup a syndication.

These people were complaining right and left and would not properly communicate thru the right channels.

However, the flooring was just into the beginning stages of depreciation.In 2019 I did some rehabbing and replaced all flooring with waterproof LVP throughout having paid about $3586 for materials and installation.
