Hi Brian,Not sure if you work Phoenix proper, but if so, my understanding is that structural engineering is only required by the city in specific situations (2 story building, 20' + span, etc.)  

You then calculate the extra interest incurred for each month over a 10 year span and then take that amount going in off of your purchase price.

I just purchased all four in the span of three years, but have been a landlord for almost two years.

The house has appreciated by 30K in the span of 1 year.

. + Over the time-span of 10-15 years, does one make more profit investing for appreciation vs. cash flow?

I've bought 5 "turnkey" rehabed properties in 3 states (texas, Indiana, Tennesee) from three different providers in a span of 1 year.Here are the things I learned:#1 WORD OF MOUTH -  buy from providers based on word of mouth and based on the proven experience of other buyers who have had positive experiences with that turnkey provider.  

Not only has the appearance of buildings and grounds been declining over the years, I also forecast some serious owner expenses due to the roofs close to the end of their life span and the CPVC piping of the same vintage.

I really don't see the condo appreciating 2 times much less 3 times the current value in that time span.  

If you reference the chart, (might need to make it go to a 1 year span), we can see the last time the index was at 0.7% +/-  was March 2014.
