She did have 3 dogs with her so not sure if she was trying to get a refund for nothing or if her dogs defecated and she did not realize, but we had time stamped photos as evidence as Airbnb was about to accept her side of the story and refund her a significant amount. 

This includes building/maintaining the database and manually printing, addressing, and stamping envelopes. 

The stamp said no registration was required for use as a 2 family housing and nothing has changed since then.

Florida does not tax that income, but if you originated a mortgage in Florida, you would have doc stamps and intangibles taxes on the mortgage amount (together 0.0055 X mortgage amount) when you close it. 

These don't need to be architecturally-stamped so you can have a draftsman do it but you will likely need architectural plans for the permits if you get approval so it's often better to get architect involved early on.  

Is their stamp and license current? 

In fact, I wish agents would just stamp a big fat I for issues on the first picture of the house to make it easier.

If you don't put your final "rejected" stamp on the application there is no decision that could be challanged in the first place.I would not label that as "un-professional".You want to keep all applications and make notes on it before you file it away.
